Phased Development

  • Description: A process to allow projects to be approved in as many as 6 phases.

Deferred Submittals

  • Description: A process to allow projects to defer the submittal of portions of plans. Typically used for specialty design-build systems such as fire sprinklers or fire alarms

Tenant Improvement (TI) Permits

New Home - One-Day Permits (new)

  • Description: A streamlined scheduling process to complete plan reviews for new homes in 1-day. Permit is either issued, or a written outline of all necessary changes is provided and reviewed with the applicant

  • Description: Allows for reduced plan review fee for like-for-like repeat plans of new homes

Project Manager

  • Description: An internal position charged with proactively shepherding large or highly complex projects through the approval process. Also manages Project Coordinators

Building inspector/Plans Examiner

  • Description: Building Inspector/Plans Examiners are combination inspector/plans examiners. They handle project approvals by conducting plan reviews and inspections for projects from pre-development (start) though final inspection (end).

Alternate Materials & Methods Reviews (AM&Ms)

  • Description: Allows for review and approval of requests from licensed design professionals to use alternative materials or methods of construction that do not necessarily meet prescriptive building code requirements, but are proven technically to be equal to, or better than, adopted code.

Land Use Zoning Verification

  • Description: Written verification of zoning information and/or land use requirements for properties

  • Description: Allows for sign installation approval

Minor Lot Development Option (LDO)

  • Description: Administrative land use process allowing consideration of proposed minor variations to measurable Land Development Code standards

Plan Compatibility Review (PCR)

  • Description: Administrative land use process for certain Use types that, due to the intensity and characteristics of the Use, require review to ensure their compatibility with surrounding properties.

Mobile Food Unit (MFU) Permit

Right-of-Way Permit

  • Description: Provides a process to close sections of public right-of way in two-week intervals for construction purposes. Common right of way closures include sidewalk repairs or construction dump boxes. Longer term or street closures are approved through Public Works.

INSPECTIONS

Pre-Construction Meetings

  • Description: Provides an early opportunity for inspection team to meet and discuss the construction process with construction team. Typically occurs just prior to permit issuance

Same-day Inspections

  • Description: Construction inspection requests received by 7:00 am, are completed the same day. Inspection requests can be made for active permits via 24-hour IVR phone-in system, in person, or online. 24-hour IVR inspection request line is 541-766-6745.

Emailed Inspection Results

  • Description: Inspection results are entered into the permit system at the conclusion of business for the day and can be emailed to contractors upon request. Inspection results are also made available and posted online.

Minor Label Program (Plumbing and Electrical)

  • Description: A program with reduced plumbing and electrical fees for licensed contractors to purchase a book of 10 minor labels. A minimum of 1 of 10 installations is inspected by the local jurisdiction. Any installations that require corrections can result in the entire book of 10 to be inspected and permits obtained.

After Hours /Weekend Inspections

  • Description: Allows for inspection in off-hours. Mostly used for very early morning fire alarm tests, round the clock concrete pours, or mission-critical systems approvals.

Special Inspections

  • Description: A program for highly specialized disciplines such as welding, high-strength post-tension concrete, masonry, or others, to have continuous inspections and testing by a third party

Master Electrical Program

  • Description: Allows for an annual electrical inspection program for entities such as HP, OSU, 509J, and others who employ a Licensed Supervising Electrician. Program allows for an annual audit by the city electrical inspector of all electrical installations and logs.

Temporary Occupancy (TCO)

  • Description: Allows for the early occupancy of structures while the balance of the project is completed. Issuance of a temporary certificate of occupancy is discretionary, requires a signed agreement, and is valid for 60 days

New Home - Plans Return

  • Description: When a final Certificate of Occupancy is granted for a new home, plans are scanned for archiving and the city’s hard copy is returned to the owner, applicant or occupant for future reference

Noise Permit – Construction

  • Description: Allows for construction noise to occur outside the normal hours of 7 am to 6 pm, 7-days per week.

Complaint Investigation

  • Description: Provides a means for investigating citizen concerns that may be kept confidential except in the event that city documents are supoena’d as a matter of legal action.
